Crye-Leike Commercial's site selection process is designed to insure the long-term
viability of the site through its life cycle. Over the years, we have represented all
manner of businesses looking for sites, including restaurants, corporations looking for
offices, industrial users, retailers and hotel developers.
We begin all site selection opportunities by gaining a complete understanding of the
client's business needs and objectives. In working with the client, we are able to assist
in determining whether the client wants to lease or purchase a site and what type budget
the client has to work with. From there, a thorough site selection process begins that
considers all pertinent site selection factors and anticipated needs. We utilize extensive
market research, including demographic research on population, incomes, age groups,
workforce, labor availability, consumer expenditures, cost of living and housing, for
example. A gap analysis can also be prepared for the client to see where within a specific
market area the client's business would have the best chance of success.
Once the market research has been completed, a complete market survey of available
properties that closely meets the client's criteria is prepared for the client. This
process involves analyzing a wealth of market information, including sales and/or lease
comparables and a competition study. The survey is enhanced by inclusion of other detailed
information on factors such as market trends, vacancy rates, lease rate trends and
construction activity.
With the client's approval, Requests for Proposal (RFPs) are submitted on the client's
behalf and property tours are conducted with representatives of the company. Crye-Leike is
then prepared to work with the client to negotiate the best deal possible and proceed
through finalization of a sale or lease. |
