Crye-Leike Property Management Teams Up With Second Harvest of Middle TN for September Food Drive
'There is no home for hunger'
Nashville, TN: Crye-Leike Property Management announces that its Middle Tennessee offices will be participating in Second Harvest's Hunger Action Month. From September 1st to September 27th, locals can drop off non-perishable food items at any of the 21 Crye-Leike Real Estate or Property Management offices within the Middle Tennessee region.
Second Harvest hosts this annual campaign to ensure that local communities take action on the issue of hunger. Hunger knows no boundary, it has no social class and it lives in your community. Statistics say that nationally, 15.7 percent of all households experience food hardship. That number rises considerably for households with children to 17.5 percent nationally. In the South alone, the number is climbing to an alarming 17.5 to 19.3 percent depending on the state.
This year, Crye-Leike Property Management in Middle Tennessee wants to uphold Crye-Leike's Core Value of being a "Good Neighbor" by encouraging its agents, employees and residents of the Nashville communities to donate to this great cause. Second Harvest works hard to ensure that the food raised within the local communities will be used to feed the people facing hunger in those communities.
Crye-Leike Property Management Executive Vice President Linda Ayers is proud of her office's participation in this event and looks forward to making a positive impact in this region.

So why is Homeowner's Insurance counted? It is one of those payments homeowners are required to pay at a certain frequency, just like property taxes and monthly mortgage payments.
So you could see why deciding on the appropriate coverage and payment early in the mortgage process is so important.

Insurance Tips for Back to School
College is expensive enough without finding out too late that an accident or theft isnt covered under your current policies. So, as you get your children ready to head off to school in the fall, theres one vital to-do to add to your list (other than writing that tuition check): a review of your insurance coverage. Its important to keep in mind that policy language varies from state to state, and there are never one-size-fits-all situations, but below is a general guide. If you have questions, or want to go over your insurance needs, dont hesitate to contact us!
HOMEOWNERS
COVERAGE OF PERSONAL PROPERTY: Most homeowners policies provide 10 percent of Coverage C (Personal Property) for property owned by an insured that is at a residence other than the insureds. For example, if the contents of a policyholders home are insured for $100,000, a students property up to $10,000 would be covered if living in a dormitory provided the damage is caused by a covered peril and the student meets the definition of an insured.
For apartments or houses off-campus, the same coverage generally applies. Certain items, such as jewelry or expensive electronics, may require special coverage, or a rider. Renters insurance is strongly recommended if a particular policy does not cover a students personal property.
LIABILITY COVERAGE: There usually is an exclusion for damage to property rented to an insured, so generally damage to a dorm room or apartment would not be covered.
ENSURING ADEQUATE COVERAGE: Contact us to get specific answers and information about your coverages. Also, its a great idea to create an inventory of the items your student is taking to school, as is keeping photos of and receipts for the items.
RENTERS INSURANCE: If your students needs cant be met under your current policy, dont forget renters insurance. Landlords policies generally only cover the structure,NOTthe possessions of renters.
AUTO (may vary by state)
COVERAGE WITHOUT A CAR AT SCHOOL: If your student will continue to drive while at home on school breaks, they should continue to be listed on your auto policy. If they are attending school more than 100 miles from home, and are not taking a vehicle with them, the policy may qualify for a distant-student discount.
COVERAGE WITH A CAR AT SCHOOL: In most instances, a car registered to parents and listed on their policy will be covered if used by a listed student away at school. But you should make sure that your insurance carrier writes coverage in the colleges state and location. And note that a change to the principal location of the vehicle could result in a change in premium.
DRIVING A FRIENDS CAR AT SCHOOL: Students generally would be covered while driving a friends car if the students are listed on their parents policy and do not have regular use of the vehicle. The coverage would likely be secondary in this case, as the carrier for the friends vehicle likely would be the primary coverage.
COVERAGE DISCOUNTS: In addition to the possible distant-student discount mentioned above, students may qualify for a good-student discount. To qualify, most insurance carriers require that a student must be enrolled in at least four courses per term as a full-time student at an accredited college or university and meet certain academic qualifications. Also, drivers under the age of 21 who complete a driver education course may be eligible for a policy discount.

American Red Cross Releases Update for Victims of Hurricane Michael
Memphis, TN: In October of 2018, Hurricane Michael ripped through the Florida Panhandle, Georgia, Alabama and the Carolinas, causing catastrophic damage. Crye-Leike Real Estate Services holds an annual company conference each October in Destin, FL. At the 2018 conference, in light of the recent destruction that occurred only 30 miles East of Destin, Crye-Leike Property Management put together a fundraiser within two days and raised $11,650 to donate to the American Red Cross.
The American Red Cross has recently released a six month update on how it has utilized funds donated to help the victims of Hurricane Michael. According to the report, the Red Cross has received $36.2 million in donations, distributed more than 270,200 relief items and has provided recovery and financial assistance to 4,500 severely affected households as of April, 2019. Please do whatever you reasonably can to protect your property from damage or to mitigate any damage that occurs.
For example, if your roof is damaged, have a tarp placed over the damaged roof to limit water intrusion into your home. Nearly all insurance policies require that the policyholder take all reasonable steps to minimize their loss.

Some repair companies may try to convince you to sign an Assignment of Benefits (AOB) and begin repairs before calling us. An AOB is a contract between you and a third party typically a contractor, roofer, or water mitigation company giving them the right to deal directly with your insurance company and to receive payment for your claim. In some instances, this could result in a loss of coverage, leaving you holding the bill.
Never sign anything related to a possible loss without first calling your agent or the insurance company.
Calling as soon as you become aware of or suspect any damage puts you in control of your claim and ensures repairs are completed to your satisfaction and high-quality standards.
Save all receipts and take picturesif you are safely able to do so. You can provide these to your adjuster.

When to expect contact
Please keep in mind that due to the high volume of calls and number of customers needing assistance, you may not receive an immediate response from an adjuster. Insurance companies are ready for storms and truly believe that serving our customers in such times of need is how to demonstrate their and our commitment to you. At the same time, we appreciate that customers with the most significant damage need the most urgent handling. Therefore, as claims are received, companies are working diligently to review each one and contact customers with the greatest impact first. These claims will be addressed immediately.
Typically, a company representative will contact customers within the first 24 hours after a claim is reported and, in all cases, companies strive to ensure customers are contacted within 72 hours.

Fall Fundraiser Raises Money and Donations for Humane Society
Dickson, TN: Realty Title & Escrow of Dickson kicked off the fall season with their Fall for a Cause campaign to help shelter dogs and cats of the Humane Society of Dickson County. In the month of September, they were able to collect 2,131 pounds of donations in the form of food, toys, blankets, and other wish-list items.
Contributions were made by realtors, lenders, homeowners, and residents within the community of Dickson, Tennessee. The tremendous support by so many deemed inspiring, it was amazing how the community came together to help the forgotten fur-babies in Dickson County, said Realty Title employee, Shawna Hulse.
One local resident came across the fundraiser on Facebook and decided to sell Vanderbilt tickets which contributed to a donation of over 300 pounds of Kitty litter.
The online pet store, Chewy.com, donated several boxes of treats after noticing an influx of multiple orders being sent to the Realty Title office.
In addition to the wish-list items donated, Realty Title pledged to donate .10 cents for each pound of product collected. Once the donations began to pour in, Realty Title made the decision because of the overwhelming generosity by the community; their initial pledge of .10 cents would increase to .20 cents a pound. Realty Title will now be able to present the Humane Society of Dickson County a total check of 426.20 dollars along with the over 2,000 pounds of donations.

How long should I keep records?
The length of time you should keep a document depends on the action, expense, or event which the document records. Generally, you must keep your records that support an item of income, deduction or credit shown on your tax return until the period of limitations for that tax return runs out.
The period of limitations is the period of time in which you can amend your tax return to claim a credit or refund, or the IRS can assess additional tax. The information below reflects the periods of limitations that apply to income tax returns. Unless otherwise stated, the years refer to the period after the return was filed. Returns filed before the due date are treated as filed on the due date.
Note: Keep copies of your filed tax returns. They help in preparing future tax returns and making computations if you file an amended return.
Period of Limitations that apply to income tax returns
Keep records for 3 years if situations (4), (5), and (6) below do not apply to you.
2. Keep records for 3 years from the date you filed your original return or 2 years from the date you paid the tax, whichever is later, if you file a claim for credit or refund after you file your return.
3. Keep records for 7 years if you file a claim for a loss from worthless securities or bad debt deduction.
4. Keep records for 6 years if you do not report income that you should report, and it is more than 25% of the gross income shown on your return.
5. Keep records indefinitely if you do not file a return.
6. Keep records indefinitely if you file a fraudulent return.
7. Keep employment tax records for at least 4 years after the date that the tax becomes due or is paid, whichever is later.

You must keep these records to figure any depreciation, amortization, or depletion deduction and to figure the gain or loss when you sell or otherwise dispose of the property.

"Existing businesses can also attest to this as both the Cookeville restaurants O'Charley's and Cheddars rank as #1 stores for their respective chains and the city's Krystals, Lowes, Walgreens and Wal- Mart retail outlets are also top ranked stores in sales."

"There are a few basic things that every owner of commercial real estate needs to know," said Dan. The Crye-Leike, Realtors relocation services division has been named a nominee for the Leading Real Estate Companies of the World Diamond Award.
Only 23 of 700 member real estate firms received this honor, officials said.
The Diamond Award is presented annually to the member company that has most actively participated in all of LeadingRE's business offerings.

CUMMING, GA., - Crye-Leike, REALTORS is proud to announce Craig J. Meyer has joined the company as its new Commercial Real Estate Manager for the Greater Atlanta Region. Craig is based out of Crye-Leike's new corporate office in Cumming, Georgia located at 5950 Bethelview Road.
Meyer brings to Crye-Leike an extensive background in handling real estate assets, project management and commercial real estate sales. Most recently, he worked as a Commercial Broker with ULTRA Properties in Cumming, Georgia. Meyer was responsible for retail site acquisition and land sales for various retail users and developers.
"My career in commercial real estate spans more than two decades and includes a very diverse background from managing people, projects and assets," said Meyer. "Metro Atlanta is over built in all areas of commercial real estate so leasing is where the transactions will be happening. With that being the case, some of my focus will be on building a team of leasing agents to handle this current market and the inventory that's out there."
Meyer intends to bring a new focus and direction to Crye-Leike's Commercial Division in the region. He sees 2009 as a difficult year for banks and lenders, which would afford an opportunity for Crye-Leike Commercial to assist these institutions in the sale of asset portfolios and asset management.

Meyer's career in real estate started right out college when he joined Cushman & Wakefield, a national firm that had him involved in corporate and institutional transactions. Over the next 20 years Meyer saw his work shift, based on an ever changing real estate market.
"With a downturn in the markets during the bank failure of the early 90's, I went to work as an REO Asset Manager for the Federal Deposit Insurance Corporation - Division of Liquidation in Atlanta," said Meyer. "I handled large portfolio sales of REO assets, managed, budgeted funds, performed capital improvements and conducted auctions."
