BROKER CINDY WALKER RETURNS TO CRYE-LEIKE, REALTORS
CHATTANOOGA, TN., - Crye-Leike, REALTORS is proud to welcome back Broker Cindy Walker to lead the company's REO Division in the Greater Chattanooga Region. As the new Managing Broker, Ms. Walker will oversee all transactions including bank and lender-owned property sales handled by the Real Estate Owned (REO) division located at 1510 Gunbarrel Road, Suite 400, in Chattanooga.
Ms. Walker is a licensed broker in Tennessee assisting buyers and sellers in and around Hamilton, Bradley and Marion counties. She specializes in residential real estate sales with a focus on Real Estate Owned (REO) properties and foreclosures.
"Prior to becoming a Realtor, I was in the Mortgage Servicing Industry as a Manager over collections, foreclosures and Real Estate Owned (REO)" said Ms. Walker. " The company was owned by a Savings & Loan and was eventually taken over by the Resolution Trust Corporation (RTC)."
Given her experience it was a very natural transition for Ms. Walker to begin working in the REO Industry as a Real Estate Broker and specializing in bank owned properties. With the recent increase in bank and lender foreclosures, Crye-Leike's REO Division has seen its business to re-list and re-sell these properties increase substantially.
"Being in the mortgage service industry also helps so much in the understanding of what is happening as far as the Mortgage Crisis right now," said Ms. Walker. "This knowledge can be invaluable for homeowners who are in danger of losing their homes."
Ms. Walker is a member of the Chattanooga Association of Realtors (CAR), the Tennessee Association of Realtors (TAR) and the National Association of Realtors (NAR). For four years prior to joining Crye-Leike, REALTORS she was a Broker with Stonegate Realty in Idaho Springs Colorado.
Ms. Walker says her favorite thing about being a Broker is the joy on the faces of first time homebuyers when she hands them the keys to their new home.

ALPHARETTA, GA.- Crye-Leike, Realtors Commercial Division in Georgia held a "Commercial Forum" on Thursday, November 15, 2007 at The Marriott Hotel on Windward Parkway in Alpharetta. This forum is the first of many planned for the division, which launched services statewide in October 2007.
"I see a Commercial Forum as a great tool to learn and exchange ideas and property information among commercial agents, developers, builders and investors," said Adel Elmankabady, Managing Broker of Crye-Leike, Commercial in Georgia. "Based on the turn-out and response to our first event, I foresee even more interest at our next event in January 2008."
Managing Broker Adel Elmankabady served as the moderator of the forum, which attracted more than 60 real estate professionals.

WHEN A FITNESS WALK BECOMES MORE THAN GOOD EXERCISE
BRENTWOOD, TN.- What started-out as a simple New Years resolution has evolved into a mission of "giving back" for a group of Green Hills area real estate professionals in Nashville.
Every first Friday of the month since January 2007, the group of anywhere from 12 to 15 people, from Realty Title & Escrow Company and Crye-Leike, Realtors in Green Hills have been strolling their way around Centennial Park on a two mile trek to walk off those annoying extra pounds.
Nine months later, and likely a few pounds lighter, this walking group of real estate closing agents and Realtors have raised hundreds of dollars for charitable groups across the city.
"It just wasn't enough to get out and exercise and benefit just ourselves," said Diane Mann, a closing Agent with Realty Title & Escrow Company. "In the process of bettering ourselves, we're reaching out to some well known and not so well known charities to support them in the process."
The list of charities that have benefited from this ad-hoc walking team includes: United Way, American Heart Association, Leukemia/Lymphoma Society, Vanderbilt Children's Hospital, Youth Villages, Nashville Humane Society, Mercy Ministries, Muscular Dystrophy, Breast Cancer Awareness, Great Harvest Food Bank and Toys for Tots.
"Each month I place a sign-up sheet for the next month's walk and an envelope for donations at our office with a different charity as a beneficiary for that month's walk," said Mann. "While we have a core group that walks every month, some folks join in when they know in advance they'll be able to benefit a specific charity for a particular month."
So far the Real Estate Walkers have generated in excess of $800.00 since January's first walk, and there's still a few more walks in the year to go.

Crye-Leike Brokers Form Web Site for Real Estate Investors

Two brokers with Crye-Leike Commercial have launched a new Web site aimed at real estate investors, www.emetroinvestors.com.
Dan Whipple, president and managing broker of Crye-Leike Commercial, and Eric Fuhrman, a broker with Crye-Leike Commercial, created the site in response to the growing needs of investment clients and the ballooning real estate investment market.
The site lists commercial property Whipple and Fuhrman have for sale, but Fuhrman says it goes beyond simply listing the property by adding Flash presentations to each property.
Whipple and Fuhrman are rooted in Memphis and expect the local community to be the best place for initially attracting clients, but they hope to broaden the scope to include national investors with their tailored team approach.
"When (out of town investors) come into an area, not only will we be able to meet a need, but bring together an instant team with people we've developed relationships with over the years," Fuhrman says.
Whipple, who has been in the commercial business for 25 years, says he has been involved in investment sales for about 12 years but recently turned his focus to the area.
"I could see what was driving the bigger money markets out there," Whipple says. "Now and during the next 10 years, a lot of those people are going to have money they never had and they have to put it somewhere.
"They're going to turn to real estate investments because of relative safety historically and because not only do they generally get their investment paid for, they also get the tax shelter advantages of depreciation of expenses."
Charles R. Coe Jr., general partner of Oklahoma City-based Merco Energy LLC, is a Memphis-based real estate investor who uses Whipple as an investment representative.
He started out by purchasing a small office building worth "several hundred thousand dollars," Coe says, but when interest rates began dropping, he decided to begin looking at retail parcels.
He has since purchased two Advance Auto Parts locations, worth "just under a million dollars" each, Coe says.
"What investors want is a good source of information, and I am still a relatively small investor," Coe says. "Dan has shown me that he can get me the information and he does it in a timely fashion and doesn't seem to be discouraged when I don't like what he brings me."
Coe has not used the Web site to purchase property, but says Whipple's service will make the information on the Web site useful.
Other online listing services like Loopnet have become more successful in the last two years because of the current investment environment in commercial real estate, says John Lamberson, senior vice president, investment properties, with CB Richard Ellis Memphis.
Lamberson says selling property comes down to marketing a property directly, and a Web site like Whipple and Fuhrman's can be a good enhancement tool for those marketing efforts.
Another unique aspect of emetroinvestments.com is Fuhrman's online blog, which provides a forum for commercial real estate discussion as well as information on commercial lending rates, real estate investment and available properties.
"The blog is one thing we're thinking well keep us in contact with our target client," he says.
Fuhrman established his own blog but is relocating that to the new site, under the news heading.
Whipple, CCIM, hopes to use his industry connections to establish listings in other markets.
"If an investor asks us to sell a piece of property in Cincinnati, Ohio, we would bring on to our team the right CCIM to list it locally for us," he says.
Commercial Realtors Garner Top Honors
Nashville, Tenn. - The Greater Nashville Association of Realtors' Commercial Investment Division has named Jim Brown of Lord Baltimore Properties Commercial Realtor of the Year.
The award recognizes brokers who demonstrate leadership and integrity and who contribute to the betterment of the industry. Brown, a past CID president, has been a member of the association for more than 15 years and was instrumental in GNAR's move to its current location on Trousdale Drive.

Crye-Leike Expands REO Bank-Owned Homes Division
Nashville, Tenn. - Crye-Leike, a full service real estate company and the nation's 10th largest and the largest serving Tennessee and the Mid-South, has re-aligned business operations of its Real Estate Owned (REO) Division to become its own business entity under the name of Crye-Leike REO Division, specializing in bank-owned homes.

The restructuring of business operations was prompted by the diligent leadership of the division's vice president, Cindy Stanton Fey, says Harold E. Crye, chief executive officer of Crye-Leike. The foreclosure business has changed, observes Fey. "Twenty years ago, blue-collar workers were the largest percentage going through foreclosure. However, in recent years, more higher-end homes are being foreclosed with many properties across the nation being priced in excess of $1 million."
Fey attributes the ease in obtaining credit as one reason more foreclosures have occurred in recent years.
"Obtaining credit has become too easy and has almost been taken to absurd levels," says Fey. "So many people are living beyond their means and from paycheck to paycheck. If they lose their jobs or illness occurs, they have nothing to fall back on."
Another notable change within the foreclosure business, notes Fey, is the way in which banks, asset management companies, mortgage lenders and clients have changed the way they do business.
"The Internet has allowed many of these companies to go completely online," she says. "With the technological revolution in full swing, a much faster pace is required to accommodate the client. This new technological edge allows real estate owned (REO) properties to be worked faster and in a ?paperless' medium."
There are several misconceptions regarding foreclosures, says Fey. "For instance, some buyers think they can assume the former owner's loan and pay only what they had left owing on the property, which is not so. Buyers of foreclosed homes would need to obtain financing the same way as other properties."
Another preconceived notion the general public has regarding foreclosures is that they will be able to buy the property way below value. This is not necessarily true as most asset management companies and banks try to sell their properties within 95 percent of the appraised value. The asset management companies obtain a broker's price opinion from a licensed Realtor as well as an appraisal to determine what the market value of the property is.
"My colleagues and I, who have over 30 years of combined experience in the business, used to say to ourselves how this business couldn't possibly last long," she recalls. "But, we have more inventory now than ever before."

Crye-Leike pads menu with business brokerage services

Crye-Leike Commercial has expanded beyond its traditional real estate turf to take in the buying and selling of businesses.
Crye-Leike formatted a business brokerage division in September and has seven brokers focused on buying or selling businesses.
"We were leaving money on the table," says Keith Crowe, a new director of the division.
No longer. Crowe's crew has completed six deals since last fall and has another five pending.
Adding business brokerage services was a natural extension of services, Crowe says. In the past, clients wanting to sell commercial real estate sometimes were trying to sell a business at the same time, but the real estate company wasn't equipped to help.
Crye-Leike's business brokers' services span the spectrum of consulting, investment and income property brokerage, merger and acquisition assistance, site selection and tenant representation. Business owners pay a 10 percent commission at the time of their business' sale.
Crye-Leike isn't the first real estate company to provide business brokerage services.
"It does mesh well," says Debbie Foust, CEO of Hermitage-based Century 21 Music City. "The more you're capable of doing, the better you can serve your client."
Foust has provided business brokerage services for more than 25 years. Century 21 Music City, which has a business brokerage staff of four, has helped sell companies with sales ranging from $50,000 to several million.
Despite potential synergies between real estate services and business brokerage, not everyone is convinced Crye-Leike's move will pay off.
"I think it's a stretch," says one real estate professional about Crye-Leike's expansion. "It involves a lot of things that don't have anything to do with real estate."
Crye-Leike expects accountants, attorneys and financial institutions to act as lead generators for its business brokers. The company will work with clients in southern Kentucky and northern Alabama in addition to Middle Tennessee.
Crowe says revenue for business brokerage clients ranges between $100,000 and $3 million. Most are closely held companies.
"It really doesn't take that much more time to sell a million-dollar business than it does to sell a $100,000 business," Crowe says.
Business brokerage is an unregulated profession, which means the state of Tennessee does not require a license like it does for other professional services, says Bren Letson, owner of VR Business Brokers' Nashville office.
Traditionally, business brokers target companies with fewer than $20 million in revenue. Companies with revenue less than that fall off the radar of investment bankers who provide business brokerage services.
"There is this no-man's land between $1 million in sales and $10 million to $20 million in sales," says Letson.

"Obtaining credit has become too easy and has almost been taken to absurd levels," says Ball. "So many people are living beyond their means and from paycheck to paycheck. If they lose their jobs or illness occurs, they have nothing to fall back on."
Another notable change within the foreclosure business, notes Ball, is the way in which banks, asset management companies, mortgage lenders and clients have changed the way they do business. "The Internet has allowed many of these companies to go completely online," she says. "With the technological revolution in full swing, a much faster pace is required to accommodate the client. This new technological edge allows real estate owned (REO) properties to be worked faster and in a ?paperless' medium."
There are several misconceptions regarding foreclosures, says Ball. "For instance, some buyers think they can assume the former owner's loan and pay only what they had left owing on the property, which is not so. Buyers of foreclosed homes would need to obtain financing the same way as other properties."
Another preconceived notion the general public has regarding foreclosures is that they will be able to buy the property way below value. This is not necessarily true as most asset management companies and banks try to sell their properties within 95 percent of the appraised value. The asset management companies obtain a broker's price opinion from a licensed Realtor as well as an appraisal to determine what the market value of the property is.

Crye-Leike Commercial Brokers Auto Dealer Sale in Williamson County
Nashville, Tenn. - Crye-Leike Commercial of Brentwood, Tenn. has sold a 3.2 acre tract in Franklin, Tenn. to a father and son team who own Sunvertible, Inc., an upscale pre-owned auto dealership, specializing in convertibles and replacement of convertible tops.
Crye-Leike Commercial facilitated the entire transaction on behalf of both the buyers and the seller. Crye-Leike commercial sales associate Mark Parrish, a 45-year real estate veteran, served as the selling agent, representing the buyers, father Rodney Adkins and his son, Jon. Crye-Leike commercial sales associate William "Rusty" Ingle served as the listing agent, representing the seller, SunTrust Bank of Tennessee.
The Adkins purchased the property, located off Highway 96 near Interstate 65, with plans to relocate and expand their business, a move that will double their current 50-car inventory.
Sunvertible, Inc. has been in business since May 1992 and is currently located on Tusculum Road in Nashville.
Construction is scheduled to begin in November 2003 with completion expected in spring 2004. Plans include building a showroom on two acres, fronting Interstate 65, with the remaining acreage as a parking space for up to 100 convertibles and other upscale pre-owned autos. The 10,000 square foot facility in Franklin Commons Court will accommodate up to 25 cars.
The project architect is H. Michael Hindman Architects, and Solomon Builders is the contractor. The project is financed through SunTrust. The estimated value of the project is $1.3 million.
The Adkins family came to the automobile business in a somewhat unconventional manner. Rodney Adkins was formerly in the grocery business, working for 35 years for Kroger and owning and operating his own grocery store. Adkins also worked outside of the United States as a volunteer famine relief worker. While employed by Kroger, Adkins worked part time at a car dealership. After his retirement and his son's graduation from college, the elder Adkins decided to start a new career with Jon. The two examined the field and found their niche in a unique market - convertible sales.
"We wanted to find a niche market for automobiles," said the elder Adkins. "All the car dealers we spoke to said we were crazy and we'd never make it."
More than 11 years later, the father-son Adkins team proved their critics wrong. They are leaving their ? acre plot on Tusculum Road in Nashville for a 3.2-acre site in Williamson County, one of the wealthiest counties in Tennessee. According to the owners, they outgrew the Tusculum property years ago.
"We had looked at the Cool Springs/Franklin area for some time," says Rodney Adkins. "It's good to go where the money is."
The Adkins' business has seen much success, but not from the clients they originally anticipated. Only around 20 percent of Sunvertible sales are to Nashville-area consumers, they say. Forty percent of their business comes from a 100-mile radius, with the remaining 20 percent traveling more than 100 miles to purchase a convertible or other upscale pre-owned car from Sunvertibles.
According to the Adkins, two major factors have contributed to their success. Sunvertibles is a one of a kind business in the area; the Adkins know of no other competitors. Also, most car dealerships do not stock convertibles all year long, while Sunvertibles specializes in carrying convertibles year round.
"Most consumers do their homework and know what's out there," says Rodney. "Major dealerships typically try to get rid of their convertible inventory by July 4 and don't restock until January. The consumer will buy a convertible any time of year and we have the stock year round. If they want a convertible, it doesn't matter if there's snow on the ground."
