The New Year is just around the corner, meaning that it's time to make those pesky resolutions. Most people make resolutions to better their bodies, their minds and their wallets, but we often forget about setting goals to better our homes. Here are some resolutions you should think about implementing to improve your home life in the coming year.
Check your stock before shopping
Before you make the trip to the store to stock up on toiletries, cleaning supplies or pantry staples, check to see what you already have in your home. Sometimes we can be guilty of grabbing a "few" items just because we arent sure how much we actually have stored away already. These items can accumulate quickly and take up storage space, so double check your stock before you shop!
Cut down on energy use
Set a goal to cut down on your energy use this year. Unplug anything in the house after you are done using it, such as the coffee pot or toaster, and turn off the lights every time you leave a room. Your wallet will thank you for this.
Form a recycling routine
Sometimes it can be easier to just throw everything in our trash bins and set it out on the sidewalk once a week. However, recycling is important for the sustainability of our environment, and what better way to start the New Year than by making a plan to make our planet a better place to live? If you struggle with recycling, create easily accessible, labeled bins to help clearly separate your home's waste. If you do not have a recycling service that does regular pickups, set a weekly time to take it to a recycling drop-off instead. The sooner you can get into a routine, the easier this will become.
Maintain your home's safety
Owning a home comes with safety risks. Are your fire detectors installed properly? Have you changed out the batteries? Do you have a working carbon monoxide detector? These are all things that you should check on as we enter the new year. You should also ensure that your home is ventilated properly and perform a yearly radon test.

Owning a home for the very first time is an exciting accomplishment, but it's also a learning experience. You've just moved in, and now you need to figure out how to actually maintain the integrity of your home. As the seasons change, so will your maintenance needs. Keep reading to learn about the five common home maintenance fails you might be making throughout your first year of homeownership.
1. Letting the grass get too long
If you live in a community with an HOA, there are probably strict rules about keeping your grass short. If you don't keep your yard well-maintained, you could face possible fines, which should motivate you to get the mower out. However, for those of you who don't have to follow the rules of an HOA, it can be easy to let your grass get a little too wild.
Aside from the eyesore overgrown grass creates, it also makes for the perfect hiding places for rodents and other critters. This might not be a big deal to some people, but once a family of mice gets comfortable in your lawn, their next vacation getaway is in your living room when the cold hits. So do yourself a favor and don't "wait until next week" to cut the grass.
2. Forgetting to clean the gutters
As a new homeowner, cleaning the gutters might be the last thing on your mind. I know you have so many other home maintenance chores to complete, but gutters clogged with leaves, sticks and other debris can be a nightmare in the cooler months.
If your gutters cannot provide proper drainage for melting snow or increased rainfall, the water can end up leaking into your home instead. 3. Not trimming back the trees
Was the tree planted too close to the home, or was the home built too close to the tree? At this point, I'm not really sure it matters. What does matter is that you are keeping the tree trimmed back and healthy.
Limbs and branches close to or touching your house can cause some serious damage, and the phone call to your insurance company will not be fun after a storm rolls through. Trim back any branches or limbs so they are at least 6 feet away from your home, and if the tree seems to be dying, you should consider getting it removed all together.
4. Ignoring the moss growing on the house
Moss = Moisture. Frankly, neither is good for your home. If you see any moss growing on your roof or siding, you'll want to remove it as soon as possible. The longer you let the moss grow, the more moisture it will retain, causing mold and water damage.
5. Leaving the leaves
When I was younger, I never understood why we had to rake up all of the pretty leaves just to send them away in trash bags designed like jack-o-lanterns. It just seemed to be a lot of work for no reason.
Well, as I got older, I also got wiser(ish). As most functioning adults should know by now, if you don't remove the leaves, it will suffocate your grass. Although the grass is already on its deathbed for the fall season, the roots underground are still alive and well. If you want your beautiful lawn to grow back in the spring, you'll need to get rid of the leaves first.

Fall Home Maintenance Guide: 7 Things You Should do Before the Cold Hits
Not to be dramatic, but winter is coming. We've had a relatively warm fall so far in the South, but it's time to winterize your home before the first frost sets in.
1. Check doors and windows for leaks
When the cool breeze starts to make its way through the cracks in your home, it can cause moisture to build up and can do some serious damage. It is always a good idea to seal any cracks or leaks that you may have on your window frames, door frames, trim and siding. Your heat bill will also thank you for doing this!
2. Clean the fireplace and chimney
Ensuring that your fireplace and chimney are clear of any unwanted debris and creosote build up is the best way to prevent a potential house fire. You can always clean a chimney yourself if you are comfortable with doing so, but it is suggested to hire a professional if it hasn't been cleaned in a couple of years.
3. Check your furnace
Is there anything worse than waking up to a freezing cold home in December because your furnace decided to kick the bucket in the middle of the night? I didn't think so.
In hopes of preventing this from happening, you should change your furnace filter and vacuum up any dust and debris around the furnace. It can't hurt to also have an HVAC professional come do a "tune-up" to check the fan belts, pulleys and furnace bearings.
4. Clear out the gutters

If you are unable to do so yourself, you can also hire an irrigation expert to clear the system with compressed air.
7. Switch your ceiling fans to "reverse"
How long did it take you to learn that you can actually change the direction that your ceiling fan spins? Flipping that strange little switch on the side of the fan will make it spin the opposite way. Because heat rises, reversing the direction of your ceiling fan can actually help circulate the warm air back into the lower living space.

It doesn't take long for our homes to become unorganized. Every time you pin another takeout menu to the fridge, throw an old sweater in the back of a closet, or put a half-dead marker back in a drawer, you are just acquiring more and more clutter. Here are 5 easy tasks you can complete in no-time to keep your home feeling fresh and organized.
1. Clean out junk drawer
You'd be lying to yourself if you think this doesn't need to be taken care of. We all have that one, or maybe even two (oops), drawers in our home that we just keep throwing random things into. Take ten minutes to toss out the broken phone chargers, inkless pens, old appliance manuals and anything else that has served its time in the junk drawer.
To keep the drawer clean, place small baskets inside. This will create a designated spot to put something, or you might even decide that the item doesn't need to be put in there at all.
2. Purge closets and dressers
As the seasons change, so do our wardrobes. Each time we head into a new season, it is a great opportunity to go through your clothes and figure out what you can throw out or donate. It has been about six months since thousands of people around the world had to vacate their offices to start working from home. At this point, it is still unknown when many people will be able to go back to work, or if they will be working from home permanently. This means that the makeshift home office you created in the first month of quarantine might be ready for an upgrade. If you are going to be working from home indefinitely, you might as well be comfortable and try to make the best of your situation. Here are some tips to make your home office the best it can be!
1. Surround yourself with things you love
This might seem silly to some, but it is still so important. We are going through trying times and any type of positivity is welcome. Even though the rest of your home is already filled with things you love, you do not want to neglect your new office space. Set up any knick-knacks that you might have had in your regular office, including pictures, plants, motivational quotes and artwork. Your home office does not have to be boring or out-of-touch.
2. Splurge for an office chair and desk
In the beginning of quarantine, it was not worth it for many people to spend money on an actual desk and ergonomic office chair. Why spend the money if you will be back in the office soon? Keep it light
The wall colors you should choose can vary depending on your natural light situation. Using light, neutral colored wall paint is the standard for brightening a small space. However, if there happens to be a great deal of natural light shining into the room, some people do opt for deep colors instead to create a chic mood. Either way, you want to avoid using a lighting/color combo that will ultimately make the room appear smaller.
Use mounted lamps
Table and floor lamps can be a burden in a small bedroom. By getting lighting fixtures that mount to your walls or ceilings, you will open up the room and create more floor and tabletop space.
Ditch the clutter

Welcome back to Crye-Leike Insights! We are here to share tips, stories, and wisdom from our Crye-Leike family. Sitting down with a listing agent for the first time can feel a little overwhelming. Tracy Kirkley from our Olive Branch office shared with us what she believes are the 3 most important questions you should ask your potential agent.
How are you going to market my home?
Marketing is very important when it comes to selling a home. Ask your agent what is included in their marketing plan. Crye-Leike's full service marketing department provides the advantage you need in this competitive real estate market.
What's your track record over the last 12 months?
How many homes did you sell? How did that compareto the market average for agents? How quickly do your home sell? And how close do you get to thelist price with a sales price? All of these points will help you get a better idea of what your agents has done for clients in the past.
How much do you think I'm going to make out of the sale of my house?
Now notice we didn't say "How much are you going to list my home for?" So many factors contribute to deciding the list price of a home. When it comes to pricing, you do need to know what they think your home is going to realistically sell for, as well as how they came up with that price.

Volunteering is not Seasonal
Crye-Leike Real Estate Services has a core belief of being a "good neighbor", meaning the company and its agents make giving back to communities a priority. Around the holidays and back-to-school season, the volunteer rate increases and people all over the country do what they can to make a positive impact on their communities. However, community service is not seasonal. Many cities and towns need help from volunteers year-round, but unfortunately the volunteer rate is not as high when holiday cheer is not around.
Here are steps you can take to become an active volunteer this spring:
1. Think about your interests
Schools, homeless shelters, animal shelters, hospitals, the elderly and the environment are usually the first topics people think about when the idea of volunteering comes to mind. It can all be a bit overwhelming, but you are not a super hero, and you do not have to try to help everyone. Pick one topic to indulge in and run with it. Over time, you might find that you have the energy and resources to do more.
2. How much time do you want to dedicate to your community?
If you have the time to organize your own team of people and lead your own event, then that is great! However, most people do not have that kind of time, and that's okay too. You do not always have to spend months planning what your next volunteer opportunity is going to be. Chances are you can spend one afternoon helping an already established organization. After a while, see if you can turn that "one afternoon" into a "once a month afternoon".
3. Research events and activities
If you do not want to host your own event, simply look into what other organizations are doing. Many towns have websites with community calendars, or you can look in the local paper to see if there are any event advertisements. Figure out what kind of community service you feel comfortable doing that fits your interest, and contact a member of the organization to see what you can do to help.
If you want to host your own event, try to make it unique and different, in hopes you will get more volunteers or donations. You do not want to end up hosting an event that someone is already having. Volunteering is not a competition. If you find that there is an area of interest that is lacking help, pursue that.
4. Go out and help your community!
Hopefully by this point you have figured out what topic of interest you want to focus on, what kind of time you can dedicate to helping your community and which event or activity you want to be a part of. Now, go do that!! Go help at your local soup kitchen, donate clothing and toys, or clean up rivers, highways and parks. Do what you need to do to make your town a better place, because being a good neighbor is what makes a great community.

Getting a Counter Offer
It's highly unlikely that the sellers will accept your offer as it's originally written. Sellers use counter offers to fine-tune the price, terms, and conditions of offers they receive.
Suppose, for example, that you offer $175,000 for a home that you like and you ask to close 30 days after the sellers accept your offer. Because they had the house listed at $189,500, the sellers think that your offering price is a mite low. Furthermore, they need six weeks to relocate.
Instead of rewriting your entire offer, they give you a counteroffer. It states that they're willing to accept all the terms and conditions of your offer except that they want $185,000 and six weeks after acceptance to close.
You don't mind a six-week closing, but you don't want to pay more than $180,000, so you give the sellers a counter-counter offer to that effect.
The sellers come back to you with a firm $184,000. You grudgingly respond at $181,000 and instruct your agent to make it clear to the sellers that you won't go any higher. Two can play the firm game.
If you really want the home, this phase of the game can be nerve-racking. You worry about another buyer making the sellers a better offer and stealing the house away while you're trying to get the price down that last $3,000. The sellers are equally concerned that they'll lose you by pushing too hard for the final $3,000. You don't want to pay a penny more than you have to. The sellers don't want to leave any money on the table. You and the sellers are close to agreement on price. Your offering price and the sellers' asking price are both factually based upon recent sales of comparable houses in the neighborhood. An equitable way to resolve this type of impasse is to split the difference 50-50. The mutual $1,500 concession equals less than
1 percent of the home's fair market value based on a $182,500 sale price.
Splitting the difference won't work in allsituations. It is, however, a fair way to quickly resolve relatively small differences of opinion so you can make a deal and get on with your life.

Tips from Crye-Leike Insurance
Please do what is necessary to protect yourself and your loved ones.
We care about you! Please remember that safety must come first. We can repair or replace property but no one can turn back the clock after an injury.
Please do whatever you reasonably can to protect your property from damage or to mitigate any damage that occurs.
For example, if your roof is damaged, have a tarp placed over the damaged roof to limit water intrusion into your home. Nearly all insurance policies require that the policyholder take all reasonable steps to minimize their loss.
Call Us 877-797-7210 -Dont become a victim of assignment of benefits fraud and abuse.
Call your agent or insurance company as soon as you become aware of a possible loss.
Some repair companies may try to convince you to sign an Assignment of Benefits (AOB) and begin repairs before calling us. An AOB is a contract between you and a third party typically a contractor, roofer, or water mitigation company giving them the right to deal directly with your insurance company and to receive payment for your claim. In some instances, this could result in a loss of coverage, leaving you holding the bill.
Never sign anything related to a possible loss without first calling your agent or the insurance company.
Calling as soon as you become aware of or suspect any damage puts you in control of your claim and ensures repairs are completed to your satisfaction and high-quality standards.
Save all receipts and take picturesif you are safely able to do so. You can provide these to your adjuster.

When to expect contact
Please keep in mind that due to the high volume of calls and number of customers needing assistance, you may not receive an immediate response from an adjuster. Insurance companies are ready for storms and truly believe that serving our customers in such times of need is how to demonstrate their and our commitment to you. At the same time, we appreciate that customers with the most significant damage need the most urgent handling. Therefore, as claims are received, companies are working diligently to review each one and contact customers with the greatest impact first. These claims will be addressed immediately.
Typically, a company representative will contact customers within the first 24 hours after a claim is reported and, in all cases, companies strive to ensure customers are contacted within 72 hours.

Crye-Leike of Clarksville - St. Bethlehem is proud to announce they have partnered up with local soup kitchen,Loaves And Fishes, to support their 6th annual "Jingle Bells Food Drive."
Starting September 1st until the beginning of November 5th, Crye-Leike will be accepting donations of canned, bottled, or boxed food goods at the Clarksville - St. Bethlehem office!
