SPRINGDALE, AR., The last day to close on a home and qualify for the first time home buyer tax credit is November 30, 2009. Many Realtors say the real deadline is the middle of October when a buyer should have a signed contract on a new home purchase.
"It's going to take between 30 and 45 days for the loan process, inspection, appraisal and other requirements to be satisfied before a buyer can sit down and sign and get the keys to their new home," said Glenda Edwards, Managing Broker of Crye-Leike Springdale. "The workshop we have planned for October 6th will help to educate prospective buyers on the process, the opportunity and the urgency of acting now."
In Washington, bills have been introduced in both the U.S. House and Senate to extend and even increase the tax credit and possibly make it available to all home buyers. Broker Glenda Edwards knows from experience there are no sure things - and the one thing she is sure of is there's a tax credit here today that may not be here tomorrow.
"Our seminar will offer prospective buyers a lesson in financing and financial assistance that's available - and you'd be surprised what is available," said Edwards. "And remember, someone who hasn't owned a home for at least three years is considered a first time homebuyer and would be eligible for the $8,000 tax credit."
In addition to having licensed Realtors available at the workshop, prospective buyers will also receive important information about their responsibilities when buying and owning a home from representatives of Realty Title & Escrow and Magna Bank.
"There's so much more to owning a home than getting approved for a loan and getting a great deal," said Edwards. "We also want to educate buyers on what happens after you get the keys to the front door - ensuring that your home is both affordable and that you understand your responsibilities to maintain the property and the costs associated with home ownership."

Crye-Leike, REALTORS Teams Up With Builder Michael Sullivan As The Middle Tennessee Developer Gets Back To New Home Construction
NASHVILLE, TN., - When new home sales slowed in late 2007, Builder Michael Sullivan reacted and slowed his construction pace too. His calculations resulted in far less un-sold inventory than some of his competitors. Crye-Leike, REALTORS Chattanooga Sees Its Home Sales Spike In July
CHATTANOOGA, TN - Crye-Leike, REALTORS saw it's sales volume spike in July 2009 - up 25% compared to the same period in 2008 based on Chattanooga MLS Data. The data also shows an increase in the average sales price and Crye-Leike selling one out of every five houses in the region during the month of July.
"These numbers are proof that Chattanoogans are confident in the stability of our city," said Rob Hatchett, Crye-Leike, REALTORS Regional Vice President. "We have been feeling the market pick up over the past couple of months but having cold hard facts that the company experienced a spike in sales of 25% is a great feeling."
Based on the MLS data from July 2009, Crye-Leike sold 228 homes with an average sales price of $160-thousand compared to selling just 193 during the same month in 2008 at an average price of $150-thousand. The company's total sales volume made a dramatic spike - moving up from $29-million in July 2008 to more than $36-million in July 2009. Hatchett points to several factors coming into play to explain the increase.

Realty Title Memphis Congratulates Its Employees for Fitness Challenge
MEMPHIS, TN.,- Realty Title & Escrow of Memphis congratulates its associates for a successful 2008 Fitness Challenge which generated more than 60-thousand minutes of exercise. The challenge, involving 26 employees consisted of each participant performing at least 60 minutes of cardiovascular exercise per week. At the end of the year the minutes were added up and so were the pounds lost in the process.
"This was a real achievement for everyone involved and it is so gratifying to see how the activity has benefited everyone who participated," said Matt McDonald, Realty Title & Escrow President. "We may have been so bold as to keep track of the weight loss, and we had a few employees last year that actually lost in excess of 40 pounds."
Based on the popularity and success of the 2008 Challenge, McDonald says for 2009 the goal each week will be 120 minutes of exercise. Last year employees incorporated all types of workouts including: running, walking, weight training, yoga, Pilates and team sports.
"The state of the real estate market in 2008 only compounded the stress that our employees faced on a daily basis," said Matt. "It was the perfect year to get them physically active and focused on something personal - something that always seems to linger in the back of everyone's mind - getting in shape."

Fairview, TN., - Crye-Leike, REALTORS Fairview office Agents and Employees set out on a mission to have a delicious lunch and find the best cooks in the office. They recently held a Tasting Luncheon where each agent brought in a prepared dish that was judged by a panel of judges picked from the community.
"Everyone in attendance at the Tasting Luncheon had a great time sampling all of the very delicious recipes our office cooked up," said Crye-Leike's Fairview office Managing Broker Sheree Rudd. "We discovered we had some great cooks in the office and had the opportunity to try some wonderful recipes that would be a great addition to anyone's personal cookbook."
The office was filled with a tasty assortment of recipes including main dishes, side dishes, breads, and desserts. Special judges from the community were invited to lunch to select the best chefs in the office. Those judges included Fairview Police Chief Terry Harris, Fairview Mayor Ken Brison, David Cornwell and Sharon Tidwell.
Paul Taylor won first place honor for his dessert and Anne Michele Oliver won third place honor for her bread recipe. The World Famous "Space House" in Signal Mountain, Tennessee Is Back
SIGNAL MOUNTAIN, TN., - To most observers, the legendary Space House on Signal Mountain, Tennessee sold to the highest bidder during a highly publicized Reserve Auction back on March 15, 2008. In reality though, the home never formally changed hands and the apparent lucky new owner never took possession.
Not long after the auction gavel fell on that cold and rainy afternoon in March, the top bidder failed to pay in full for one of the solar system's most fascinating and photographed pieces of real estate.
"In real estate terms he defaulted," said Tony Young, an Auctioneer with the Crye-Leike Auction Team in Cleveland, Tennessee. "This was probably one of only several hundred auctioned properties we've handled recently where the buyer failed to come up with the cash or financing to complete the purchase. It's an oddity that it didn't sell."
The unnamed buyer, who placed the top bid by phone from Ohio, agreed to pay $135,000 for the Space House in March 2008. By failing to pay the agreed upon price he ultimately forfeited a nonrefundable 10% down payment. The final bid/sales price was clearly well below the minimum the owner was looking for. A Realtor had recently listed the property, located at 1408 Palisades Road on Signal Mountain for $184,900.
"This time it will sell with absolutely no minimum and no reserve," said Young. "The owner knows the sale on December 14th at 2:00pm will be final and it will bring whatever the public is willing to pay."
The Crye-leike Auction Team doesn't require verification of funds or a pre-approval letter up front at its auctions. For this Absolute Auction of the Signal Mountain Space House a 20% non-refundable deposit will be required on the day of sale and the balance will be due in 15 days.
Auctioneer Young says the current owner wishes to remain unnamed.
"He's a local investor who purchased the property in a traditional sale back in the fall of 2007," said Young. "He owns the Space House free and clear and due to health issues he's liquidating all his local property and holdings with plans to relocate to Florida."
Since it was built in 1970, the landmark Space House remains a home like no other. The large white saucer shaped structure, built of steel and concrete, is suspended one full story off the ground on six large re-enforced cement pillars. "A vital point to remember in all this talk of foreclosures is that only about 2% of all mortgage loans actually end in foreclosure."

"I see tighter credit availability and buyer psychology as the two key ingredients holding people back from buying homes today," said Dr. Lawrence Yun. "I believe the confidence of buyers has been shaken by the current crisis on Wall Street and the ongoing housing slowdown. It has resulted in many buyers remaining on the sidelines in Tennessee, Arkansas, Georgia, Mississippi and across the southern U.S. region served by Crye-Leike, REALTORS."
Dr. Yun believes the southern U.S. will eventually see a leveling off of prices and an increase in home sales as buyer confidence is restored by further action by the government to help restore stability to the credit markets. Even though the recent Housing Stimulus Package approved by congress has been encouraging, Yun believes the re-payment feature associated with the $7,500 First time Homebuyer Tax Credit should be removed to truly spur more buying.
"We felt encouraged by the information brought to us by Dr. Yun," said Kay Paul, a Collierville Realtor with Crye-Leike. "There has never been a better time for first time home buyers to purchase a home."
Kay says inventories are high, interest rates are low and with the $7,500 tax incentive now is the time to buy.
"Dr. Yun expressed concern that some buyers who wait might miss this opportunity and he confirmed that our local market has not been impacted like many other communities," said Kay. "The Memphis area has had a steady growth in home values according to Dr. Yun and not the high peak of other communities."

BRENTWOOD, TN., - Crye-Leike, REALTORS is proud to announce that the company's Brentwood West branch office will sponsor its fifth annual blood drive on July 24th, from 10:00am until 4:00pm. Agents are encouraging the community to donate blood and help them reach their goal of donating at least 60 pints of blood to the American Red Cross.
"Locally, 800 pints of blood are needed each day in the Greater Nashville area," said Jim Heidenway. "Each pint can save as many as three lives."
During the summer months, the need for blood in local hospitals increases due to travel related injuries, outdoor accidents and scheduled surgeries. At the same time, donations often decrease because regular donors are busy with travel and vacation plans.
"Sixty percent of the population is eligible to give blood, but only 5% do," said Heidenway. "We are encouraging the community to participate by calling to schedule an appointment to donate. All donors will be entered into a drawing for dinner for two at Logan's Roadhouse. They will also have the satisfaction of knowing they are saving a life."
