Crye-Leike Commercial Broker Jaime Henson Sets Record Industrial Record Warehouse Sale
Memphis, Tenn: Crye-Leike Real Estate Services announces that Jaime Henson, a commercial broker with Crye-Leike Commercial Memphis, closed a record sale in the midst of the COVID-19 pandemic. Henson represented a buyer in the acquisition of a $10.5 million warehouse located on the opposite end of the state. With respect to the confidentiality of the private buyer and seller, the details of the transaction are not available at this time.
After joining Crye-Leike in 2018 selling residential homes, Henson learned very quickly that she preferred the business side of real estate, while working for a buyer on a historical property sale. She refocused her brokerage practice to 100 percent commercial real estate in 2019, and she has now set a career milestone with this $10.5 million deal.
"In July of 2020, I was given the assignment to represent a national buyer locating an industrial warehouse with instructions that it must be closed by Dec 31st," said Henson. "Considering the low inventory of distribution warehouses due to the spring tornadoes that ripped through Middle Tennessee, and the surge of e-commerce companies buying up warehouses, I knew I was in for a challenge; not to mention the time constraint of getting a deal done in six months."
After putting in countless hours of work, Henson was able to find the ideal location for her buyer, with the sellers representation by Bart Hardison and Michael Reid, Newmark Knight Frank.
"We toured several warehouses in both Middle Tennessee and East Tennessee," said Henson. "Ultimately, we found a 245,000 square foot industrial warehouse that was actually not even on the market for sale. After working diligently with the owner's agents, were able to get a deal done."
Henson specializes in the sale and lease of industrial warehouses, flex spaces and office buildings. Crye-Leike Opens Commercial Division in Cookeville, TN
COOKEVILLE, TN., - The Cookeville/Cumberland region has not been immune to the global economic and real estate market downturn. With the start of a new year, several indicators point to improving conditions for real estate values and investment opportunities across the region.
One of those 'positive signs' is a decision by the state's largest real estate firm, Crye-Leike, REALTORS, to launch a new Commercial Division based out of Cookeville, Tennessee.

According to Monday, Cookeville is ranked #1 as the strongest Micropolitan area in the state - where economic growth has historically been steady and healthy. Monday points to the arrival of Volkswagen to Chattanooga, Hemlock Semiconductor to Clarksville and Wacker Chemie to the Cleveland area - as more evidence of positive indicators for the region. He sees Cookeville at an intersection at the center of the state's recent business development - along the Interstate 40 corridor - with the opportunity to benefit through increased retail and commercial real estate activity.
"There's already proof of this in the number of annual visitors to the area's great natural resources, lakes, parks and recreation areas," said Monday. "Existing businesses can also attest to this as both the Cookeville restaurants O'Charley's and Cheddars rank as #1 stores for their respective chains and the city's Krystals, Lowes, Walgreens and Wal- Mart retail outlets are also top ranked stores in sales."

CUMMING, GA., - Crye-Leike, REALTORS is proud to announce Craig J. Meyer has joined the company as its new Commercial Real Estate Manager for the Greater Atlanta Region. Craig is based out of Crye-Leike's new corporate office in Cumming, Georgia located at 5950 Bethelview Road.
Meyer brings to Crye-Leike an extensive background in handling real estate assets, project management and commercial real estate sales. Most recently, he worked as a Commercial Broker with ULTRA Properties in Cumming, Georgia. Meyer was responsible for retail site acquisition and land sales for various retail users and developers.

Crye-Leike Brokers Form Web Site for Real Estate Investors

Two brokers with Crye-Leike Commercial have launched a new Web site aimed at real estate investors, www.emetroinvestors.com.
Dan Whipple, president and managing broker of Crye-Leike Commercial, and Eric Fuhrman, a broker with Crye-Leike Commercial, created the site in response to the growing needs of investment clients and the ballooning real estate investment market.
The site lists commercial property Whipple and Fuhrman have for sale, but Fuhrman says it goes beyond simply listing the property by adding Flash presentations to each property.
Whipple and Fuhrman are rooted in Memphis and expect the local community to be the best place for initially attracting clients, but they hope to broaden the scope to include national investors with their tailored team approach.
"When (out of town investors) come into an area, not only will we be able to meet a need, but bring together an instant team with people we've developed relationships with over the years," Fuhrman says.
Whipple, who has been in the commercial business for 25 years, says he has been involved in investment sales for about 12 years but recently turned his focus to the area.
"I could see what was driving the bigger money markets out there," Whipple says. "Now and during the next 10 years, a lot of those people are going to have money they never had and they have to put it somewhere.
"They're going to turn to real estate investments because of relative safety historically and because not only do they generally get their investment paid for, they also get the tax shelter advantages of depreciation of expenses."
Charles R. Coe Jr., general partner of Oklahoma City-based Merco Energy LLC, is a Memphis-based real estate investor who uses Whipple as an investment representative.
He started out by purchasing a small office building worth "several hundred thousand dollars," Coe says, but when interest rates began dropping, he decided to begin looking at retail parcels.
He has since purchased two Advance Auto Parts locations, worth "just under a million dollars" each, Coe says.
"What investors want is a good source of information, and I am still a relatively small investor," Coe says. "Dan has shown me that he can get me the information and he does it in a timely fashion and doesn't seem to be discouraged when I don't like what he brings me."
Coe has not used the Web site to purchase property, but says Whipple's service will make the information on the Web site useful.
Other online listing services like Loopnet have become more successful in the last two years because of the current investment environment in commercial real estate, says John Lamberson, senior vice president, investment properties, with CB Richard Ellis Memphis.
Lamberson says selling property comes down to marketing a property directly, and a Web site like Whipple and Fuhrman's can be a good enhancement tool for those marketing efforts.
Another unique aspect of emetroinvestments.com is Fuhrman's online blog, which provides a forum for commercial real estate discussion as well as information on commercial lending rates, real estate investment and available properties.
"The blog is one thing we're thinking well keep us in contact with our target client," he says.
Fuhrman established his own blog but is relocating that to the new site, under the news heading.
Whipple, CCIM, hopes to use his industry connections to establish listings in other markets.
"If an investor asks us to sell a piece of property in Cincinnati, Ohio, we would bring on to our team the right CCIM to list it locally for us," he says.
Commercial Realtors Garner Top Honors
Nashville, Tenn. - The Greater Nashville Association of Realtors' Commercial Investment Division has named Jim Brown of Lord Baltimore Properties Commercial Realtor of the Year.

Crye-Leike pads menu with business brokerage services

Crye-Leike Commercial has expanded beyond its traditional real estate turf to take in the buying and selling of businesses.
Crye-Leike formatted a business brokerage division in September and has seven brokers focused on buying or selling businesses.
"We were leaving money on the table," says Keith Crowe, a new director of the division.
No longer. Crowe's crew has completed six deals since last fall and has another five pending.
Adding business brokerage services was a natural extension of services, Crowe says. In the past, clients wanting to sell commercial real estate sometimes were trying to sell a business at the same time, but the real estate company wasn't equipped to help.
Crye-Leike's business brokers' services span the spectrum of consulting, investment and income property brokerage, merger and acquisition assistance, site selection and tenant representation. Business owners pay a 10 percent commission at the time of their business' sale.
Crye-Leike isn't the first real estate company to provide business brokerage services.
"It does mesh well," says Debbie Foust, CEO of Hermitage-based Century 21 Music City. "The more you're capable of doing, the better you can serve your client."
Foust has provided business brokerage services for more than 25 years. Century 21 Music City, which has a business brokerage staff of four, has helped sell companies with sales ranging from $50,000 to several million.
Despite potential synergies between real estate services and business brokerage, not everyone is convinced Crye-Leike's move will pay off.
"I think it's a stretch," says one real estate professional about Crye-Leike's expansion. "It involves a lot of things that don't have anything to do with real estate."
Crye-Leike expects accountants, attorneys and financial institutions to act as lead generators for its business brokers. The company will work with clients in southern Kentucky and northern Alabama in addition to Middle Tennessee.
Crowe says revenue for business brokerage clients ranges between $100,000 and $3 million. Most are closely held companies.
"It really doesn't take that much more time to sell a million-dollar business than it does to sell a $100,000 business," Crowe says.
Business brokerage is an unregulated profession, which means the state of Tennessee does not require a license like it does for other professional services, says Bren Letson, owner of VR Business Brokers' Nashville office.
Traditionally, business brokers target companies with fewer than $20 million in revenue. Companies with revenue less than that fall off the radar of investment bankers who provide business brokerage services.
"There is this no-man's land between $1 million in sales and $10 million to $20 million in sales," says Letson.

Crye-Leike Commercial Brokers Auto Dealer Sale in Williamson County
Nashville, Tenn. - Crye-Leike Commercial of Brentwood, Tenn. has sold a 3.2 acre tract in Franklin, Tenn. to a father and son team who own Sunvertible, Inc., an upscale pre-owned auto dealership, specializing in convertibles and replacement of convertible tops.
Crye-Leike Commercial facilitated the entire transaction on behalf of both the buyers and the seller. Crye-Leike commercial sales associate Mark Parrish, a 45-year real estate veteran, served as the selling agent, representing the buyers, father Rodney Adkins and his son, Jon. Crye-Leike commercial sales associate William "Rusty" Ingle served as the listing agent, representing the seller, SunTrust Bank of Tennessee.
The Adkins purchased the property, located off Highway 96 near Interstate 65, with plans to relocate and expand their business, a move that will double their current 50-car inventory.
Sunvertible, Inc. has been in business since May 1992 and is currently located on Tusculum Road in Nashville.
Construction is scheduled to begin in November 2003 with completion expected in spring 2004. Plans include building a showroom on two acres, fronting Interstate 65, with the remaining acreage as a parking space for up to 100 convertibles and other upscale pre-owned autos. The 10,000 square foot facility in Franklin Commons Court will accommodate up to 25 cars.
The project architect is H. Michael Hindman Architects, and Solomon Builders is the contractor. The project is financed through SunTrust. The estimated value of the project is $1.3 million.
The Adkins family came to the automobile business in a somewhat unconventional manner. Rodney Adkins was formerly in the grocery business, working for 35 years for Kroger and owning and operating his own grocery store. Adkins also worked outside of the United States as a volunteer famine relief worker. While employed by Kroger, Adkins worked part time at a car dealership. After his retirement and his son's graduation from college, the elder Adkins decided to start a new career with Jon. The two examined the field and found their niche in a unique market - convertible sales.
"We wanted to find a niche market for automobiles," said the elder Adkins. "All the car dealers we spoke to said we were crazy and we'd never make it."
More than 11 years later, the father-son Adkins team proved their critics wrong. They are leaving their ? acre plot on Tusculum Road in Nashville for a 3.2-acre site in Williamson County, one of the wealthiest counties in Tennessee. According to the owners, they outgrew the Tusculum property years ago.
"We had looked at the Cool Springs/Franklin area for some time," says Rodney Adkins. "It's good to go where the money is."
The Adkins' business has seen much success, but not from the clients they originally anticipated. Only around 20 percent of Sunvertible sales are to Nashville-area consumers, they say. Forty percent of their business comes from a 100-mile radius, with the remaining 20 percent traveling more than 100 miles to purchase a convertible or other upscale pre-owned car from Sunvertibles.
According to the Adkins, two major factors have contributed to their success. Sunvertibles is a one of a kind business in the area; the Adkins know of no other competitors. Also, most car dealerships do not stock convertibles all year long, while Sunvertibles specializes in carrying convertibles year round.
"Most consumers do their homework and know what's out there," says Rodney. "Major dealerships typically try to get rid of their convertible inventory by July 4 and don't restock until January. The consumer will buy a convertible any time of year and we have the stock year round. If they want a convertible, it doesn't matter if there's snow on the ground."
The Sunvertibles, Inc. Web site (www.sunvertibles.com) has access to a virtual showroom, including 16 panoramic views of each auto on their property. Also available through their Web site are online financing, credit applications, extended warranty information, dealership contact information, and information on convertible top repairs.
"All Sunvertible, Inc. autos are certified by Carfax before being sold, as a complimentary service," says the elder Adkins. Carfax provides vehicle history reports, including records of accidents, fire damage, and odometer check. Sunvertible also completely services each car before its sale.

Crye-Leike Commercial Handles Genesco Sale to Southern Source in Gibson County, Tenn.
Brentwood, Tenn. - Crye-Leike Commercial of Brentwood, Tenn. has sold a 114,000-square-foot manufacturing plant on a 13 acre tract in Milan, Tenn. to Southern Source Tool & Manufacturing, the world-wide contract packager and distributor of replacement parts.
The property, located at 2008 Kefauver Drive in Gibson County, was owned by Genesco, Inc. of Nashville, Tenn. and served as its Volunteer Leather plant. Genesco (NYSE:GCO) is a marketer of branded footwear and accessories selling in more than 1,000 retail stores in the United States.
Commercial sales associate Bob Pickard of Crye-Leike Commercial in Brentwood, Tenn. facilitated the sale on behalf of both the buyer and seller.
"My longstanding career of 29 years with Genesco, Inc., which included a period as chief engineer of its manufacturing and warehouse operations, definitely contributed to my understanding of the property and finding the right buyer," says Pickard. "But, credit goes to the Milan Chamber of Commerce and its executive director, Linda Schrader, who introduced me to Southern Source's president and owner, Rufus McPeak."
McPeak, who lives in Dresden, Tenn., has additional plants in Milan, Dresden and Greenfield that employ over 250 people. His plants in Milan and Greenfield do contract packaging only. The one in Dresden does tool and die work and world-wide distribution.
"Contract packaging involves receiving bulk packages of goods and repacking them into single items ready for retail sale," says McPeak. "We handle millions of pieces annually. Items repacked come in all shapes and sizes, from a refrigerator door to small nuts & bolts."
"I was very anxious to see this empty facility reopen in Milan," says Schrader. "Now that's one less empty industrial building here." The property has remained closed for more than a year. The building was built by Trostel Industries in the 1960s as a o-ring manufacturing plant.

Crye-Leike, Realtors to Establish Commercial Office Presence in Downtown Memphis
Memphis, Tenn. - There wasn't a "for sale" sign on the Winchester office building in downtown Memphis, but company officials at Crye-Leike, the largest real estate company in Tennessee and the Mid-South, knew that the building and its location was the one they had been searching for over the past several months to establish a downtown commercial office presence in Memphis.
Four Crye-Leike company officials made an offer to purchase the Winchester office building at 8 South Third Street and closed the deal in April 2003. Parkway Properties represented the owner, Winchester River-1, LP. This six-story office building was purchased for $1.3 million by a limited liability partnership under the name of Scimitar, LLC.
The Crye-Leike LLC partnership consists of Dick Leike, co-founder and president, and Chet Whitsitt, vice president, both of Crye-Leike; and Tony Fletcher, president, and Collins Mikell, property manager, both of Crye-Leike Property Management, a full service management company for commercial and residential properties.

Scimitar, LLC appropriately named their business entity after one of the building's previous tenants, the Press Scimitar, the former Memphis' evening city newspaper for 104 years .
"We have been looking for the right building size and location to expand Crye-Leike Property Management into downtown Memphis for the past year," said Fletcher. "We felt the timing was right to support our property management operation. We already manage seven downtown properties and felt it more efficient to have an office downtown than to manage those properties from East Memphis where Crye-Leike's corporate headquarters is located."
The Winchester building is located at the corner of Third and Madison, across the street from the Sterrick Building and the 1st Tennessee Bank building and next door to the Auto Zone Baseball Stadium. Built in 1902, it is listed on the Historic Register.
The Crye-Leike partnership intends to restore the frontage of the building to its original luster of limestone and wrought iron, says Fletcher, as well as do some extensive renovations to the building's interior over the next year.
Fletcher further noted that the Center City Commission was very helpful in the real estate transaction. "The commission allowed Scimitar, LLC to participate in the PILOT Program (Payment in lieu of taxes Program) which allowed us to make this investment."
Currently, the 36,000 sq. ft. Winchester office building is 100 percent occupied by attorneys and the Memphis Arts Council where fine arts classes are held. Crye-Leike Commercial Relocates into New Company Owned Office Building
Nashville, Tenn. - Crye-Leike Commercial Real Estate Brokerage & Property Management announces the relocation and expansion of its regional headquarters in Brentwood into a new company-owned office building located at 1187 Old Hickory Blvd. in Nashville, Tenn.
The move was prompted by the company's desire for greater visibility as well as expansion room for its rapidly growing commercial division, said Harold E. Crye, chief executive officer of Crye-Leike and owner of the 1.46 acre property which is valued at $1.8 million, including land and construction costs.
Crye-Leike Commercial will occupy 7,000 square feet of the newly-constructed 13,100 square foot office building, moving from its previous secluded location at 130 Wilson Pike in Brentwood. The new facility, located across the street from Bethel World Outreach Center, accommodates up to 30 Crye-Leike commercial brokers and management staff who serve Middle Tennessee and surrounding counties.
The area directly adjacent to Crye-Leike Commercial, located at the corner of Granny White and Old Hickory Blvd., is a high traffic intersection that for years experienced significant growing pains. Road and land improvements are now underway to widen the intersection into four lanes.
"Our timing to open this new office could not have been better," said Keith Rosenblum, president of Crye-Leike Commercial Real Estate Brokerage & Property Management. "We knew when we purchased the property that the Tennessee Department of Transportation had a proposal on the table to widen this intersection, but you never know if and when those kinds of projects will actually come to fruition. We see the widening of the street in front of our property as an asset in increasing visibility and accessibility for our clients."
Crye sold .253 acres of the site to the State of Tennessee Department of Transportation for use in widening the road in front of the property.
Crye-Leike Commercial plans to hold its grand opening on Tues., July 16, 2002, 4 p.m. to 6 p.m. The event will include a ribbon cutting ceremony by the Brentwood Chamber of Commerce, followed by a tour of the facility.

Matt Wallin Named Manager, Residential Properties

Construction Begins on Office Building in Brentwood, Tennessee

The remaining 3,000 sq. ft. is available for lease as retail and office space.
Total project cost, including land and construction costs, is estimated at $1.5 million, with financing provided by SouthTrust Bank of Nashville, Tenn. Projected completion date is February 2002.
The 1.46 acre site is located at 1187 Old Hickory Blvd, across the street from Bethel World Outreach Center and borders, but is not a part of, neighboring Maryland Farms Office Park. With the property resting on both Williamson and Davidson county lines, the office building will have a Brentwood address but remain under the development jurisdiction of Metro-Davidson County. Construction Begins on Storage and Distribution Center
Nashville, Tenn. - Construction has begun on an 18,340 square foot storage and distribution center for Crye-Leike, Realtors to provide centralized storage for maintaining its records, which are required by the Tennessee Real Estate Commission to be stored for a period of time, and for its signage.
The Nashville facility, owned by Harold E. Crye, chief executive officer of Crye-Leike, is located within an industrial park on Trousdale Drive, one block north of Grassmere Park Road. Crye's investment in land and improvements will exceed $1 million.
"Only 15 percent of the distribution center will be utilized by Crye-Leike, with the remaining 85 percent to be leased to third parties," notes Keith Rosenblum, president of Crye-Leike Commercial & Property Management in Brentwood. Zoned for combined use, the space will be divided to accommodate tenants as small as 1,400 square feet or up to 16,000 square feet.
The center offers flex space with an office front, warehouse distribution in the back as well as grade level rear access. "It is a perfect design for a company needing a combination of office and showroom space or for a company that does installations," said Crye. The facility will be constructed of metal with a Dryvit exterior and some masonry in front.
Ragan-Smith Associates Inc. of Nashville, Tenn. is serving as engineer for the project with Crye-Leike Commercial & Property Management as the developer. The Robert S. Biscan Company of Brentwood is the general contractor and Southtrust Bank NA is the project's lender. Projected date of completion is April 2001.

Lebanon's Historic Woolen Mills Sold: Plans to Compliment Downtown's Charm
Brentwood, Tennessee - What started as a simple transaction for Crye-Leike Commercial & Property Management to assist an out-of-town home owner in leasing his Brentwood house has led to plans for the revitalization of Lebanon's oldest industrial landmark, Tennessee Woolen Mills.
The 90-year-old mill, owned by Pillowtex of Dallas, Texas, was sold to Michael Echevarria, a Brentwood businessman and labor consultant who helps keep companies union-free, on May 17, 2000 for $600,000. The Wilson County property, located at 218 North Maple Street, was valued at over $1 million. Echevarria plans to convert the mill's 200,000 square-feet of usable space into a unique shopping and entertainment complex, called The Mill at Lebanon, Tenn., that will house eclectic retail shops, restaurants and offices as well as community events for a wide range of interests and ages.
Associates Randall Hall and Pat Waggoner of Crye-Leike Commercial & Property Management, agents who assisted in the transaction, recount the story of The Mill at Lebanon, Tenn. emerged.
" One day, Mr. Echevarria was casually telling one of his family's long-time industrial park tenants in Los Angeles, Ca., Pillowtex, a tenant for 20 years, that he had recently leased his home in Brentwood, Tenn.," recounts Hall. "Pillowtex had a dormant mill in Lebanon, Tenn. and began encouraging Mr. Echevarria and his Crye-Leike commercial agents to look at the Tennessee mill to determine the best use of the building."
Echevarria said he looked at the property for nine months to a year and decided to take a "calculated risk" to develop the property.
"It was a community effort of Crye-Leike Commercial working with the city of Lebanon and its mayor, Don Fox, to analyze exactly what the needs of the community were," said Waggoner.
"We knew that leased retail and office space in downtown Lebanon was used to capacity," said Hall. "And there sitting was a building not utilized to its fullest that also held an historical significance to its community." The idea to turn the factory into The Mill at Lebanon, Tenn. was inspired by The Factory in Franklin which was an old mattress factory, said Hall.
The Lebanon Woolen Mills was established in 1908 and was the only large industrial employer in Lebanon at that time. The mill produced fine wool and synthetic blankets, and invented the electric blanket. Dallas-based Pillowtex Corp. shut down the mill more than two years ago.
"The mill made blankets for the armed forces during World War II," said Linda Hackett, Crye-Leike associate who is handling promotions and tours of the project. "It has a warm spot for a lot of people who were employed by this mill. To see it kept in its original state would mean a lot to this community."
Shopping space will utilize 80,000 sq. ft., with leasing space starting at 500 sq. ft. and up. "The owner wants The Mill to continue to be a part of the community by featuring small specialty shops and restaurants that don't compete with the outlet mall or the antique shops on Lebanon Square," said Waggoner, who, along with Hall, are handling the leasing of the building space. "Chains and brand-driven stores will not be solicited."
Renovation has begun and includes opening the second floor of the main building to the first floor "to give the building a more open feel, " said Waggoner. Long term plans include utilizing over 40,000 square feet for event footage, which would be divided into two areas, made available for civic meetings, wedding receptions, or other large public gatherings.
Echevarria said efforts are under way to secure The Mill at Lebanon, Tenn. on the National Register of Historic places. "The flavor of the old mill will remain by keeping the facade and structure in tact. We also plan to display a few of the industrial machines used to make blankets, and restore the old boiler whistle that was used to call people to work and to end the work day. "
The Mill at Lebanon, Tenn. rests on approximately 15 acres of land on North Maple Street which is two blocks north of Lebanon Square and five minutes off of Interstate 40.
