Brentwood, TN (April 12, 2016) - With tax season almost over and spring cleaning in high gear, are you wondering what to do with all those old boxes of personal and confidential tax returns, receipts and other unwanted paper documents that have been sitting in your home's file cabinets, closets, attic or basement for years?
The Internal Revenue Service recommends keeping old records for seven years. (https://www.irs.gov/Businesses/Small-Businesses-&-Self-Employed/How-long-should-I-keep-records)
Most people know those expired items need to be shredded, but they dont want to spend the money to get it done professionally.
Dealing with home buyers and sellers every day, the Murfreesboro offices of Crye-Leike Real Estate Services and Realty Title are sensitive to these paper warehouses piling up in people's homes. So, they are offering a quick fix and it's free.
This real estate duo has teamed up to offer free, shredding services for their customers and the community on Sat., April 30, 2016.
"But just for three hours, so dont delay," says event coordinator Karen Pfluge of Crye-Leike. "The only cost is your time and gas to get there and back home."
A professional shredding services company will be available from 12 pm to 3 pm at Crye-Leike's Murfreesboro branch office, located at 1139 N.W. Broad Street, Suite 100, Murfreesboro TN 37129.
The event is open to the public and free of charge.
This free offer is limited to 20 banker boxes per person. Stapled documents do not need to be separated.
"We guarantee that peoples' burden of paper clutter will be lifted as they witness their documents being securely hauled away and shredded," says Shawna Hulse of Realty Title.

How long should I keep records? And, Are the records connected to property? To answer those questions, the following answers were copied exactly from the Internal Revenue Services web site found at: https://www.irs.gov/Businesses/Small-Businesses-&-Self-Employed/How-long-should-I-keep-records
How long should I keep records?
The length of time you should keep a document depends on the action, expense, or event which the document records. Generally, you must keep your records that support an item of income, deduction or credit shown on your tax return until the period of limitations for that tax return runs out.
The period of limitations is the period of time in which you can amend your tax return to claim a credit or refund, or the IRS can assess additional tax. The information below reflects the periods of limitations that apply to income tax returns. Unless otherwise stated, the years refer to the period after the return was filed. Returns filed before the due date are treated as filed on the due date.
Note: Keep copies of your filed tax returns. They help in preparing future tax returns and making computations if you file an amended return.
Period of Limitations that apply to income tax returns
Keep records for 3 years if situations (4), (5), and (6) below do not apply to you.
2. Keep records for 3 years from the date you filed your original return or 2 years from the date you paid the tax, whichever is later, if you file a claim for credit or refund after you file your return.
3. Keep records for 7 years if you file a claim for a loss from worthless securities or bad debt deduction.
4. Keep records for 6 years if you do not report income that you should report, and it is more than 25% of the gross income shown on your return.
5. Keep records indefinitely if you do not file a return.
6. Keep records indefinitely if you file a fraudulent return.
7. Keep employment tax records for at least 4 years after the date that the tax becomes due or is paid, whichever is later.
The following questions should be applied to each record as you decide whether to keep a document or throw it away.
Editors Note: (Only the one question below was copied that relates to this article.)
Are the records connected to property? Generally, keep records relating to property until the period of limitations expires for the year in which you dispose of the property. You must keep these records to figure any depreciation, amortization, or depletion deduction and to figure the gain or loss when you sell or otherwise dispose of the property.
If you received property in a nontaxable exchange, your basis in that property is the same as the basis of the property you gave up, increased by any money you paid.
You must keep the records on the old property, as well as on the new property, until the period of limitations expires for the year in which you dispose of the new property.

Realty Title Memphis Congratulates Its Employees for Fitness Challenge
MEMPHIS, TN.,- Realty Title & Escrow of Memphis congratulates its associates for a successful 2008 Fitness Challenge which generated more than 60-thousand minutes of exercise. The challenge, involving 26 employees consisted of each participant performing at least 60 minutes of cardiovascular exercise per week. "This was a real achievement for everyone involved and it is so gratifying to see how the activity has benefited everyone who participated," said Matt McDonald, Realty Title & Escrow President. "We may have been so bold as to keep track of the weight loss, and we had a few employees last year that actually lost in excess of 40 pounds."
Based on the popularity and success of the 2008 Challenge, McDonald says for 2009 the goal each week will be 120 minutes of exercise. Last year employees incorporated all types of workouts including: running, walking, weight training, yoga, Pilates and team sports.
"The state of the real estate market in 2008 only compounded the stress that our employees faced on a daily basis," said Matt. Workers participating in the Realty Title Fitness Challenge post weekly progress reports as a way of holding everyone accountable and motivated.
"While not everyone participated, the success we experienced exceeded my expectations," said Matt. "I truly was amazed with the progress that some of the employees made. Now that we have momentum, we've raised the bar for 2009's Challenge.

Crye-Leike Forms Title Company from Arkansas Business
By Northwest Arkansas Business Journal Staff
6/30/2008
Crye-Leike Realtors CEO Harold Crye has not kept quiet about his intentions to become Northwest Arkansas's largest residential real estate firm.
And judging by the number of new offices and staff, Crye is well on his way.
But to become No. 1 in the market, Crye-Leike will have to knock off market giant Lindsey & Associates.
Crye-Leike hasn't yet been able to duplicate Lindsey's sales numbers but has encroached on another aspect of Lindsey's real estate business - its title company. Lindsey and Crye-Leike own title agencies that are both, coincidently, named Realty Title.
The distinction between the two names comes after the ampersand. Lindsey's company is Realty Title & Closing Services while Crye-Leike's company goes by Realty Title & Escrow Services.
Crye said he noticed the names when his company opened its Rogers title office, located just down the street from Lindsey's title office on Walnut Drive.
Both names are registered with the state so there is little either company can do, legally. But it looks like this could cause some confusion at the bank.

WHEN A FITNESS WALK BECOMES MORE THAN GOOD EXERCISE
BRENTWOOD, TN.- What started-out as a simple New Years resolution has evolved into a mission of "giving back" for a group of Green Hills area real estate professionals in Nashville.
Every first Friday of the month since January 2007, the group of anywhere from 12 to 15 people, from Realty Title & Escrow Company and Crye-Leike, Realtors in Green Hills have been strolling their way around Centennial Park on a two mile trek to walk off those annoying extra pounds.
Nine months later, and likely a few pounds lighter, this walking group of real estate closing agents and Realtors have raised hundreds of dollars for charitable groups across the city.
"It just wasn't enough to get out and exercise and benefit just ourselves," said Diane Mann, a closing Agent with Realty Title & Escrow Company. "In the process of bettering ourselves, we're reaching out to some well known and not so well known charities to support them in the process."
The list of charities that have benefited from this ad-hoc walking team includes: United Way, American Heart Association, Leukemia/Lymphoma Society, Vanderbilt Children's Hospital, Youth Villages, Nashville Humane Society, Mercy Ministries, Muscular Dystrophy, Breast Cancer Awareness, Great Harvest Food Bank and Toys for Tots.
"Each month I place a sign-up sheet for the next month's walk and an envelope for donations at our office with a different charity as a beneficiary for that month's walk," said Mann. "While we have a core group that walks every month, some folks join in when they know in advance they'll be able to benefit a specific charity for a particular month."
So far the Real Estate Walkers have generated in excess of $800.00 since January's first walk, and there's still a few more walks in the year to go.
In business since 1985, Realty Title has closed over 43,000 transactions. Realty Title & Escrow was formed in 1987 and celebrates its 20-year anniversary this year. REALTY TITLE & ESCROW GRAND OPENING IN SPRING HILL
BRENTWOOD, TN.- Crye-Leike, Realtors is proud to announce the Grand Opening and Ribbon Cutting Ceremony for the newest Realty Title & Escrow Office in Spring Hill Tennessee.
"I'm thrilled to be opening our 14th Middle-Tennessee Branch in Spring Hill," said Shawna Hulse, President of Realty Title. "One of many benefits of using Realty Title to close your purchase or refinance is that we have more convenient branch locations than our competition. So if you're a Lender or Realtor in Spring Hill but your customer works in Nashville, not only can Realty Title handle the closing, we can do it in a convenient, professional office setting."
Hulse explained, "Some title companies, in order to accommodate their clients, will arrange to meet and close in a public place like Shoney's or McDonald's where important legal documents are then explained, signed and notarized. But should something like the interest rate or commission change at the closing table, as can happen, the closing must be rescheduled until the title agent can get back to the office and make the necessary changes to the documents. All Realty Title offices are networked so our closing agents have the ability to make last minute changes to documents and checks even though they're closing at another branch."
The NEW Spring Hill Realty Title & Escrow office is located at 5407 Main Street, Suite 200 in Spring Hill. Refreshments will be served and Door Prizes will be awarded during the celebration.
Joining the Spring Hill office:
Karen Seigman, Closing Agent & Manager
Keri McMahan, Closing Coordinator
Brittany Brewer, Pre Closing Coordinator

Crye-Leike, Realtors to Expand Its Hixson Office & Title Services Division
Chattanooga, Tenn. - Construction has begun on a 13,290 square foot retail center in Hixson to serve as the new home of Crye-Leike, Realtors' Hixson branch office and Realty Title & Escrow Company, Inc.
The 2.75 acre site, located at 5870 Highway 153 in Chattanooga, is being developed by Harold E. Crye, chief executive officer and co-founder of Crye-Leike, Realtors, the largest real estate company in Tennessee and the Mid-South. The project is valued at $1.6 million and is projected to be completed by November 2003.
Crye purchased the property for $305,000 from Michael and Tamra Johnson, local homebuilders in the area. The property, located one block from the new Wal-Mart Super Center, is zoned R-4 which gives flexibility to use the site as a commercially zoned retail center, says Crye.
The Strauss Company, Inc. of Chattanooga is serving as the general contractor and Billingsley Architecture of Chattanooga is the architect. March Adams & Associates, Inc. is serving as the civil engineer with the site work being completed by Shelton Construction. The lender for the project is Capitol Bank of Ft. Oglethorpe, Ga.
"We have been searching for a while for a better location for our Hixson branch office," said Crye. "The Johnson property was not on the market for sale but our offer to purchase their property was with the intent to relocate from our current location behind the Northgate Commercial Center, which is not as visible as we would like. This new location gives us excellent exposure with the new traffic generated from the widening of Highway 153."
Crye-Leike's Hixson branch office will occupy 7,500 sq. ft. in this new company-owned retail center. In comparison, Crye-Leike's Hixson office is currently leasing 5,000 sq. ft. of office space at 104 Northgate Commercial Center, a location they have maintained since December 1997 when Crye-Leike acquired Huffaker, Realtors.
"We are busting at the seams," says Kathy Tucker, managing broker. "The move will offer 33 percent more office space, providing greater opportunities for Crye-Leike to serve the real estate needs of this growing Hixson community as well as to expand Crye-Leike's Hixson sales force to 58 sales associates."
"Our new facilities will feature state of the art technology that will meet the needs of our independent agents who are tech savvy and will feature more private office space which is a valuable asset in recruiting more top producers for our sales team," says Tucker who also is president-elect of the Chattanooga Association of Realtors.
"Crye-Leike's office expansion is at a perfect time. Our agents have noticed an increase in residential and commercial sales over the past six to eight months which we attribute to select Hixson areas on the north side of the Tennessee River gaining access to sewer line hook ups, an improvement that was initiated a few years ago."
Realty Title & Escrow Company, Inc. also will open a 1,200 sq. ft. branch office in Crye-Leike's retail center, the third in a stream of branch offices planned in the Greater Chattanooga area. Realty Title conducts closings for the sale, financing and refinancing of residential and commercial properties with a focus on title insurance and closing and escrow services to real estate professionals, including mortgage lenders, real estate agents, builders and developers in Tennessee, Arkansas, Mississippi, Georgia and Kentucky.
The remaining 4,590 sq. ft. within Crye-Leike's retail center is planned for retail-sized users, says Crye, and is available for lease from 1,500 sq. ft.
For leasing information on this property, contact Ron Renegar, commercial manager of Crye-Leike Commercial & Property Management at 423/892-1515.

Brentwood, Tenn. - Realty Title & Escrow Company, Inc., a real estate title and escrow company headquartered in Brentwood, Tenn., announces the opening of its first branch office in Chattanooga, a strategic move that follows four other recent branch office openings in Tennessee and Mississippi. This newest location brings Realty Title & Escrow's branch office total to 14 offices located in West, Middle and Southeast Tenn. and Northwest Miss.
