They are zoned A-1 Agricultural and are partly wooded with generally rolling topography. Parcel 064, the non-contiguous 92.3-acre tract, was formerly an orchard and has a pond on it. Parcel 068, the 61.95-acre tract, has frontage on two roads, and utility water lines are located a short distance from it. The City of Sevierville has long-range plans to construct a highway connector from Winfield Dunn Parkway, opposite the Convention Center, to Dolly Parton Parkway and Veterans Blvd. Plans show that the planned connector road will bisect Parcel 068, with an exit at that location. It should be noted that plans could change and that construction of this connector are likely some years in the future.
